Three Things - April 2018

               Today, we here at Crown are thrilled to inaugurate a regular blog at our website called “Three Things.”  These “things” could be anything from pieces of advice we’ve gleaned from nearly fifty years as a parking lot sweeper business to reminders of the full scope of our industrial and commercial parking lot cleaning, which some of our customers forget.  We hope these blogs provide you, the property manager, with a fuller understanding of how Crown can help you get a handle on your property’s maintenance regimen.  So without further ado, here are three things we think you should know:

  1. Parking lot sweeping service slips:  We recently added a hospital to our maintenance portfolio that calls for 1 night per week parking lot sweeping services.  The property manager there had been disappointed with the previous company that had provided the lot cleaning, in part because he felt there was no accountability: How could he be certain that the parking lot sweeper showed up, especially when it looked like he hadn’t?  Thankfully, we were able to proffer him a solution to this problem that we feel you should know about: leaving sweeping service slips.  These slips act as verifications that we were on your property and provided the service, and they can be left in a door or with a member of security.  Simply ask us if this accommodation sounds right for you, and we will be happy to oblige.
  2. Trash cans: In medicine, there are some drugs that treat the symptoms of the problem and others that treat the causes.  Here at Crown, we’ve run our parking lot sweeper business on the belief that effective “treatment” of your property requires attacking on both fronts.  One way to treat the cause of your property’s dirtiness is to make sure that the trash can liners are routinely changed.  It isn’t difficult to see why this service is important: tenants are much less inclined to litter when they have the convenience of an empty trash can nearby.  But if that trash can is swollen with stinky garbage, there is a greater likelihood that they will litter your parking lot.  The solution is simple: rather than overpaying a day porter to change the liners, just ask your parking lot cleaning company to do it instead.  After all, they will be on your property every so often at night, which is the best time to change the liners.  If you are interested in adding this to your regular sweeping service, feel free to contact us so that we may assist you.
  3. Awnings: We recently began pressure washing in Long Beach at a small retail center with several storefront awnings.  The property manager there was disappointed to have discovered that the previous pressure washer had damaged the awnings.  How does this happen?  The answer is simple: by using too much pressure.  Expert pressure washers like the ones we have here at Crown understand the importance of finding the awning manufacturer and calling them to ask what pressure is best for washing their awnings.  This extra step is small, but it can add up to huge savings for your: imagine replacing all the awnings in your shopping mall!  So when searching for pressure washing in Orange County or Los Angeles, or anywhere else for that matter, be sure that your service provider is aware of this small but important step.
